Panama asset search through the Public Registry

A Panama asset search shows which real estate, registered movable assets and companies a person or business has recorded at the Public Registry of Panama, and whether those assets carry mortgages or other liens. It is used before debt collection, a lawsuit, an estate proceeding or a major purchase, and is also known as a Panama property search or lien search. This guide explains what can be found, what is not public and how to get a result with official value.

Updated:

What can a Panama asset search find?

  • Real estate and condominium units registered to a person or company, with location, area and values.
  • Mortgages, attachments, trusts and other charges or restrictions on that property, plus filings pending registration.
  • Movable assets recorded at the Public Registry, with their owner and liens.
  • The companies and foundations where the person appears as director, officer, subscriber, council member or representative.
  • Public deeds of purchase, sale or mortgage, which can be viewed and obtained as copies.

Official certificates that back up the search

The Public Registry issues certificates that give official value to the findings. According to its 2026 forms, they include:

  • Certificate of all real estate held by one owner: lists in a single document the properties registered to a person or company.
  • Property certificate: standard (owner, location, area and values) or with measurements and boundaries. It always states the liens, charges and restrictions in force.
  • Property history: every entry recorded on the property.
  • Certificate of no property: proves a person has no real estate registered, in one province or nationwide.
  • Movable asset certificate: of ownership or of liens.
  • Company or foundation certificate: status, directors, capital and legal representative.

What does not appear at the Public Registry?

Some information is protected by law and cannot be obtained through an asset search:

  • Bank accounts and balances: they are confidential and only a competent authority can obtain them.
  • Shareholders of a Panama corporation: they are not registered; they are recorded in the company's share register.
  • Beneficial owners: they are held in a private, confidential registry run by the Superintendency of Non-Financial Regulated Entities (Law 129 of 2020).
  • Vehicles: they are not recorded at the Public Registry. Locating a vehicle is covered in our private investigations guide.

What is an asset search used for?

  • Finding out whether a debtor has assets before debt collection or a lawsuit, together with your lawyer.
  • Gathering a deceased person's assets for an estate (probate) proceeding.
  • Checking that a property you will buy belongs to the seller and has no mortgages or attachments.
  • Confirming the backing of a partner, guarantor or supplier before a major deal.
  • Reviewing a company's assets as part of due diligence.

Steps of a Panama asset search

  1. You give us the person's full name and ID or passport number, or the company name, and the purpose of the search.
  2. We search the Public Registry for the linked real estate, movable assets and companies, by owner and by registration number.
  3. We review the liens, charges and pending filings on each asset found.
  4. We deliver a report with the findings and, if you need them, the official certificates and copies of deeds that support them.
  5. If the result will be used in another country, we apostille the certificates and arrange the official translation.

Protect your own assets: Registry Alert

The Public Registry offers a subscription called Alerta Registral (Registry Alert), which notifies you in real time of any filing or transaction submitted on your registered files, such as a property or a company. It is a simple way to catch a fraud attempt early. We help you subscribe.

Lawful use and data protection

The search uses public information from the Public Registry of Panama and is done only for lawful purposes, such as debt collection, a legal proceeding, an estate or due diligence. We handle the data confidentially, in line with Law 81 of 2019 on personal data protection. We do not access accounts or protected information.

Legal basis

  • Law 129 of 2020, on the private beneficial owner registry.
  • Law 81 of 2019, on personal data protection.

Frequently asked questions

Can I find out what property someone owns in Panama?

Yes, the property registered in their name at the Public Registry. There is an official certificate that lists all real estate held by the same owner.

Can someone's bank accounts be found?

No. Banking information is confidential by law and only a competent authority can obtain it, for example within court proceedings.

How do I know if a property has a mortgage or attachment?

The Public Registry property certificate always states the liens, charges and restrictions in force, and any filings pending registration.

What is a certificate of no property?

It is the document proving that a person has no real estate registered in their name, in one province or nationwide. Some housing programs and banks ask for it.

Can you run the search if I am outside Panama?

Yes. Send us the person's or company's details and the purpose, and we deliver the report and certificates digitally.
